There isn’t one “Benidorm property price”

Official notarial deeds reveal two radically different property markets inside the same city -from resale flats at €2,823/m² to new-build towers at €7,091/m² in the exact same postcode.

Benidorm has a reputation for high-rises and package tourism. But look at the official property registry, and the city splits in two. In postcode 03502 alone, resale flats benchmark at €2,823/m² while new construction reaches €7,091/m². That is a 151% premium within the exact same postal boundaries -three times the investment for brand-new concrete.

The 151% gap within a single postal code

Municipal averages hide the extremes. When a single average price is published for Benidorm, it blends sixty-year-old apartment blocks with modern luxury skyscrapers into one misleading figure.

Consider postcode 03502, which covers the Poniente sector and western residential areas extending inland. In this single postal code, the market is divided into two distinct worlds:

  • Resale Flats: Transacted at an official benchmark of €2,823.38/m² across 578 informed deeds, with a mean dwelling price of €210,430.39.
  • New-Build Flats: Transacted at an official benchmark of €7,091.37/m² across 78 informed deeds, with a mean dwelling price of €646,769.36.

That represents a +151.2% premium (+€4,267.99/m²) for new construction over resale properties within the exact same postal code -just over three times the mean dwelling price.

The city changes again by postcode

And property type isn’t the only divide. Compare resale flats with resale flats, and another striking difference appears across Benidorm.

Across 979 informed resale-flat deeds registered during the rolling 12-month period, official transaction benchmarks diverge significantly between Benidorm's core and eastern residential zones:

  • In postcode 03503 (covering the Levante sector, Rincón de Loix, and eastern areas), resale flats transacted at an official benchmark of €3,145.64/m² across 677 informed deeds (mean dwelling price: €197,384).
  • In postcode 03501 (covering the traditional historic centre and urban core), the equivalent benchmark stood at €2,295.87/m² across 302 informed deeds (mean dwelling price: €172,935).

That represents a difference of +€849.77/m² -or a 37.0% price premium for each square metre of resale living space in 03503.

Price goes up. Accessibility goes down.

In this Benidorm comparison, the price and accessibility rankings move in opposite directions across the two postal areas.

BarrioRadar’s everyday accessibility score evaluates neighbourhood convenience across Spain on a scale of 5 to 100, measuring how easily residents can reach daily amenities on foot from their doorstep.

Postcode 03501 records an address-weighted accessibility score of 57.1 out of 100 -the highest in the municipality. Postcode 03503 scores just 29.1 out of 100.

Because 29.1 is exactly 51.0% of 57.1, postcode 03503 offers approximately half the everyday accessibility score of 03501, despite commanding a 37% price premium per square metre.

What can you reach easily in everyday life?

A score difference of 57.1 versus 29.1 translates into concrete differences in daily convenience.

BarrioRadar evaluates accessibility across four core areas of daily activity:

What about the coast?

Does being closer to the sea explain the higher price benchmark in 03503?

To test whether coastal proximity explains the higher price benchmark in 03503, all 4,352 evaluated address portals in Benidorm were mapped against the official 12.6-kilometre Mediterranean coastline.

The spatial evidence reveals another unexpected result: 03501 is situated substantially closer to the sea across its evaluated address distribution.

  • In 03501, the median distance from an address portal to the Mediterranean coastline is 284 metres. Over 82.3% of evaluated address portals are located within 500 metres of the sea, and 100% are within 1 kilometre.
  • In 03503, the median distance to the coastline is 1,235 metres -more than four times further. Only 24.2% of evaluated address portals are within 500 metres, with the remainder extending inland across Rincón de Loix and surrounding peri-urban areas.

Across the complete evaluated address distribution, 03501 is substantially closer to the Mediterranean shoreline than 03503. This means the wider postcode geography does not show a simple relationship in which the more expensive postcode is generally closer to the coast. However, Notariado transactions are not geocoded to individual addresses, so the analysis cannot determine whether the specific properties sold in 03503 were disproportionately concentrated near the Levante beachfront.

So what are buyers paying for?

This is where the data get interesting.

A resale flat in 03503 costs substantially more per square metre than one in 03501. You might expect the more expensive area to perform better on some of the obvious measures.

It doesn't.

03503 has an everyday accessibility score of 29.1, against 57.1 in 03501. Looking across all the addresses we analysed, 03503 is also further from the coastline. And the flats changing hands there aren't bigger either.

Quite the opposite.

The average resale flat sold in 03503 was 62.75 m². In 03501 it was 75.32 m² - about 12.6 m² larger.

So we have a slightly strange result: buyers are paying 37% more per square metre in the postcode with lower everyday accessibility, greater overall distance from the coast and smaller average transacted flats.

Why?

We don't know.

There are plenty of plausible explanations. A particular apartment might have a sea view. Another might be on a high floor, have a swimming pool or sit in a newer development. Tourism demand and holiday-rental potential may matter too.

But our data don't tell us that.

The Notariado figures show what properties sold for, not why somebody bought them. And because the transactions aren't geocoded to individual buildings, we can't match that €3,146/m² benchmark to characteristics such as floor height, views, age or communal facilities.

For now, the 37% premium is observable. Its cause isn't.

Answering that would need another layer of data.

What this does -and doesn't -tell us

What the Data Show

  • Within postcode 03502, the official new-build flat €/m² benchmark (€7,091/m²) is 151% above the resale-flat benchmark (€2,823/m²).
  • Across resale flats, postcode 03503 (€3,146/m²) benchmarks 37% higher than 03501 (€2,296/m²).
  • Postcode 03503 records approximately half the everyday walking-accessibility score of 03501 (29.1 vs 57.1).
  • Postcode 03501 has a shorter median address-portal distance to the coastline (284 m vs 1,235 m).
  • The comparisons are strictly segmented: new build to resale within 03502 (656 informed deeds), and resale to resale across 03501/03503 (979 informed deeds).

What the Data Do Not Show

  • Why buyers pay these price premiums (causation is not established).
  • Individual property valuations or street-by-street pricing.
  • Whether private amenities, sea views, or building age explain the differences.
  • Whether tourism demand or holiday-let yields drive the pricing gap.
  • Asking prices from property portals -all figures reflect official registered notary deeds.
  • Transaction-level locations -deeds are not geocoded to doorway addresses, so beachfront micro-clustering cannot be verified.

Methodology & Data Notes

BarrioRadar operates under strict Zero-Fabrication and empirical data-integrity standards. Full provenance and technical definitions are detailed below.

1. Consejo General del Notariado Transaction Statistics

All property transaction figures originate from the official aggregated data of the Consejo General del Notariado (Portal Estadístico del Notariado).

Mandatory Attribution:
“Según el Portal Estadístico del Notariado, desarrollado por el Consejo General del Notariado.”

  • Juridical Scope: Act 0501 (Compraventa de inmuebles), restricted strictly to urban dwellings (viviendas urbanas) transmitted in 100% full ownership (pleno dominio).
  • Informed deeds: Transactions with sufficient valid price and property-size information to be included in the statistical calculation (flats between 20 m² and 600 m²; transaction price €20k to €6m; price per m² up to €25,000/m²). For new builds, homes under construction are excluded.
  • Area-Weighted Benchmark (€/m²): Evaluated as total transaction consideration divided by total usable surface area across all informed deeds: ∑ price / ∑ surface.
  • Temporal Horizon: Rolling 12-month window (año móvil, approximately mid-2025 to mid-2026).
  • Suppression Rule: Transactions are suppressed (NULL) for any geographic unit with fewer than 4 transactions to ensure statistical confidentiality.
2. Property-Type Segmentation & Informed Deeds

Transaction statistics are segmented strictly by housing typology in accordance with Notarial classification standards:

  • Resale Flats (Pisos de Segunda Mano): Existing multi-family housing units transferred between private individuals or entities.
  • New-Build Flats (Pisos de Obra Nueva): First-transfer newly completed multi-family housing units. Units under construction are excluded.
  • Segmentation Integrity: Resale benchmarks are never mixed with new-build transactions. The opening comparison evaluates new build against resale exclusively within postcode 03502; the geographic comparison evaluates resale flats exclusively across postcodes 03501 and 03503.
3. BarrioRadar 15-Minute Life Accessibility Engine

BarrioRadar’s accessibility score evaluates pedestrian reachability to daily necessities across 250m uniform spatial grid cells:

  • Pillars: Daily Essentials (30%), Multimodal Transit (30%), Lifestyle & Dining (20%), Family & Education (20%). An essential deficit penalty is applied if transit or essentials fall below standard thresholds.
  • Address weighting: Each postcode score is the average accessibility score across its evaluated CartoCiudad address portals.
  • Canonical Portal Universe: 4,352 evaluated portals intersecting active 250m grid cells in Benidorm (1,116 in 03501; 1,893 in 03502; 1,343 in 03503).
4. Geographic Classifications & Postal Boundaries

To prevent casual shorthand errors, postal codes are explicitly qualified as postal areas rather than municipal administrative boundaries:

  • 03501: Traditional historic centre and old town core. Highly compact, coastal, and dense.
  • 03502: Sector Poniente and western periphery, extending inland into residential and peri-urban partidas.
  • 03503: Sector Levante, Rincón de Loix, and eastern periphery, also extending inland into residential and peri-urban partidas.
5. Mediterranean Coastline & Distance Analysis

Coastline proximity was analyzed using official geographic data from IGN/CNIG:

  • Coastline: Distances were calculated from each evaluated address to Benidorm's Mediterranean coastline (approximately 12.6 km) using official geographic data from IGN/CNIG.
  • Distance analysis: Median distances and the percentage of addresses within 250 m, 500 m and 1 km were calculated for each postal area.
6. Limitations & Scope

This research analyzes aggregate transactions at the postcode level and pedestrian accessibility across 250m uniform spatial cells. Key boundaries include:

  • No Individual Valuations: Area-weighted notary benchmarks do not represent specific valuations for individual dwellings, micro-streets, or building complexes.
  • No Causal Determination: Statistical correlation between price tiers, accessibility, and coastal distance does not establish causation. Unmeasured attributes (views, floor height, building age, private amenities) require independent micro-level data.
  • Omission of Rental Data: Rental indices (such as MIVAU/SERPAVI) are intentionally excluded from this analysis to prevent conflating annual rental reference periods (2024) with contemporary transaction deeds (2025–2026).
