Oeffentlicher Verkehr

What Is Evaluated

Walking proximity to public transport stops, the diversity of distinct routes serving the neighbourhood, and scheduled service frequencies across metro, commuter rail, tram, and urban or interurban bus networks.

Why It Matters in Everyday Life

Reliable public transport reduces household dependence on a private car for commuting, school runs, and reaching city-centre services, while connecting outer neighbourhoods to regional rail and metro corridors.

Examples of Facilities & Infrastructure

Metro stations, Cercanias and Rodalies commuter rail, light rail and tram stops, and municipal and metropolitan bus lines.

Primary Source Organizations

Ministerio de Transportes y Movilidad Sostenible (MITMA NAP), regional transport consortia, and municipal transit operators.

Walking Network: Follows Real Pedestrian Streets

Routing along actual footways and crossings reveals that Supermarket A requires a long detour, making Supermarket B the genuinely closer everyday option.

Park Entrances vs. Geometric Centres

Large urban parks can span hundreds of metres from edge to centre. BarrioRadar measures access to the nearest accessible park perimeter or pedestrian entrance rather than the middle of the polygon.

First Access vs. Local Choice

Nearby services generally contribute more to everyday convenience than distant alternatives, while having several useful choices is considered differently from simply counting every establishment on a commercial street.

250-Metre Grids & Doorstep Precision

Across Spain, BarrioRadar anchors its national 250-metre scoring grid on official CartoCiudad address portals and pedestrian street routing for key walking proximity checks, combined with spatial catchment buffers for local amenity variety and regional facilities. Full property reports also run live point-to-point walking analyses and exact coordinate checks for flood, noise, and census boundaries.

Different Models for Different Tasks

Single-property scorecards and branded agency reports use the seven-dimension V3 location score alongside a separate 15-minute walking accessibility analysis. City-wide rankings and municipal research publications use uniform comparative grid models tailored for macro urban studies.

A+ 90 - 100

Grade A+ (90 - 100): Complete Neighbourhood Convenience

Dense, well-connected urban neighbourhoods where supermarkets, pharmacies, primary healthcare, schools, public parks, dining, and frequent public transport are all reachable within a short walk from the front door.

Veroeffentlichungsrhythmus & Abdeckung

The BarrioRadar Score measures physical access to everyday services and public infrastructure - not tranquillity, scenic views, plot size, building quality, or investment value.

A detached villa in a quiet coastal urbanisation or rural estate will often receive a C or D score because few services lie within walking range and daily errands typically involve driving, even when the property itself is attractive to buyers seeking privacy and space. Conversely, a high score in a busy city centre does not guarantee a quiet street or a well-maintained building.

Was ein Standort-Score nicht garantiert

BarrioRadar strictly distinguishes between a verified absence of nearby amenities and missing official data. A low numerical score means our registries confirm that few or no qualifying services lie within walking range.

If upstream official registries lack sufficient verified coverage for a municipality (for example, where local transit timetables have not been published in national open feeds and total verified evidence falls below our completeness threshold), the score is reported as Unavailable rather than penalizing the location with a false zero.

Core Location Scoring Sources

These official registries and spatial networks directly determine the seven dimensions of the BarrioRadar Score and our 15-minute walking accessibility calculations:

  • IGN / CNIG CartoCiudad: Official national door-level address portals and street cartography (CC-BY 4.0 scne.es).
  • MITMA National Access Point (NAP) & Transit Authorities: Official GTFS public transport stops, routes, and scheduled timetables.
  • Ministerio de Sanidad & Regional Health Services: Official primary care centres, urgent care points, and hospital registries.
  • Ministerio de Educacion (RCE) & Regional Directories: Official registries of infant, primary, and secondary schools across Spain.
  • OpenStreetMap Contributors (ODbL): Pedestrian footways, supermarkets, food retail, pharmacies, parks, dining venues, cycleways, and bike-share docks.
Contextual Report Intelligence Only

Additional Report Intelligence

These official statistical, fiscal, cadastral, and environmental sources power the contextual chapters of BarrioRadar reports. They have zero effect on the 0 to 100 BarrioRadar Score:

  • Instituto Nacional de Estadistica (INE): Municipal population (Padron), household income (ADRH), mortgage activity, and licensed tourist apartments (VUT).
  • Ministerio de Vivienda (MIVAU): Official neighbourhood rental price benchmarks (SERPAVI) and municipal housing transaction counts (SEDAL).
  • Colegio de Registradores (CORPME): Quarterly registered property sales, price trends, and international buyer shares.
  • Banco de Espana, AEAT, Hacienda & ECB: Reference mortgage rates, postcode income statistics, regional buyer purchase taxes (ITP/AJD), and GBP/EUR exchange rates.
  • MITECO, Regional Flood Authorities & Catastro: Official river and coastal flood hazard zones (SNCZI), strategic noise maps (SICA), and cadastral parcel records.

Beyond the Location Score

A full BarrioRadar Location Report brings together broader neighbourhood, environmental, and market intelligence alongside the seven-dimension score. Keeping these contextual layers separate from the 0 to 100 score ensures that high property prices or high neighbourhood income never artificially inflate a location's accessibility rating.

Property Sales & Purchase Taxes

Context Only

Shows how active the local housing market is - comparing new-build and resale sales, international buyer demand, and the statutory buyer transfer tax (ITP, AJD, or IVA) that applies in that region.

Mortgage & Lending Trends

Context Only

Tracks provincial mortgage lending activity, typical loan sizes, and official Bank of Spain reference interest rates to put local financing conditions in context.

Official Rental Benchmarks

Context Only

Provides official neighbourhood monthly rent ranges (EUR/m2 median and typical interquartile range) from the Ministry of Housing's SERPAVI registry as an area benchmark rather than an individual home valuation.

Demographics & Household Income

Context Only

Outlines who lives in the area through official resident population trends, age profile, and census-section or postcode household income levels from INE and the Spanish Tax Agency (AEAT).

Flood Hazard & Environmental Noise

Context Only

Checks the property's coordinates against official river and coastal flood hazard maps (10, 100, and 500-year return periods) and strategic daytime and nighttime road, rail, and airport noise contours.

Tourism & Holiday Rentals

Context Only

Indicates how much of the immediate neighbourhood's housing stock is registered as short-term tourist accommodation (VUT), helping buyers gauge residential permanence versus seasonal visitor turnover.

14-Page Client Edition (Neighbourhood & Infrastructure)

Designed for estate agencies sharing location dossiers with prospective buyers or tenants. Includes the Executive Cover, 7-Dimension Breakdown, Demographics & Income, Holiday Rentals, 15-Minute Walking Accessibility, Nearby Amenities, Schools, Healthcare, Public Transport & Timetables, Cycling & Bike Routes, Flood Risk, and Environmental Noise - while omitting area price and mortgage benchmarks.

19-Page Professional Edition (Full Market & Location Dossier)

Includes all 14 neighbourhood, infrastructure, and environmental chapters plus five additional market and financial chapters: Local Property Sales & Purchase Taxes, Historical Price Trends, Mortgage & Financing Indicators, International Buyer & Currency Trends, and Official SERPAVI Rental Benchmarks.

Data Freshness and Geographic Coverage

Official Spanish registries publish on different schedules and at different geographic scales. Because an annual tax or rental registry cannot be updated at the same speed as a daily exchange rate or weekly bus timetable, BarrioRadar tracks three distinct dates for every dataset:

1. Observation Period

When the statistics describe

The real-world calendar period measured by the official source - such as an academic school year, an active transit timetable window, a quarterly property registry period, or a reconciled annual tax exercise.

2. Official Publication Date

When the source released them

The date the ministry, statistical institute, or public authority published the validated edition. Administrative datasets such as household income (INE ADRH) and rental benchmarks (SERPAVI) undergo statutory verification before release.

3. BarrioRadar Import Date

When the platform incorporated them

When BarrioRadar ingested, spatially validated, and promoted the dataset into production. Importing a dataset recently ensures we use the latest official release, but does not change the underlying historical observation period.

Limitations and Responsible Interpretation

Location data helps buyers, tenants, and researchers ask better questions before visiting a property, but every public dataset has practical boundaries that should be kept in mind.

Registry Lags & Local Changes

Official statistics and open maps can be incomplete or delayed. Shops, cafes, and local businesses may open or close between mapping updates, and rural demand-responsive or municipal bus services that are not published in standardized GTFS feeds may not appear in automated transit checks.

Proximity Does Not Guarantee Admission

Walking proximity to a registered school, health centre (Centro de Salud), or hospital measures physical reachability only. It does not guarantee school place availability, catchment admission points, or administrative healthcare assignment.

Standard Pedestrian Routing Assumptions

Walking times and network distances are modelled using standard pedestrian footway routing (1.2 to 1.3 m/s). They do not certify step-free wheelchair access, pavement width, kerb ramps, street lighting, or universal accessibility for all mobility needs.

Environmental Maps & Statistical Suppression

Official flood (SNCZI and regional) and noise (SICA) maps cover designated river basins, coastal zones, and major urban agglomerations. Absence of a mapped hazard means no published polygon intersects the coordinate, not guaranteed immunity from localized drainage flooding or neighbourhood noise. In rental and tax datasets, small samples (such as census sections with fewer than 10 rental contracts in SERPAVI) are suppressed for privacy and shown as unavailable.

Zero-Fabrication Policy: Why Some Fields Show "Unavailable"

BarrioRadar never invents fallback scores, interpolates missing historical years, or substitutes regional averages when local data is absent. When a territory is outside an official dataset's scope - such as AEAT postcode income or common-territory Catastro parcel attributes in the foral territories of the Basque Country and Navarra, or unmapped acoustic zones in smaller towns - the report explicitly marks that indicator as unavailable.

Using a BarrioRadar Report Alongside Your Own Visit

Whether you scanned a QR code on a printed estate agency dossier or searched an address online, use the BarrioRadar report as an objective starting point. Combine its map of nearby transport, schools, clinics, and environmental context with an in-person walk around the neighbourhood at different times of day, and verify any legal, structural, or administrative questions directly with qualified professionals.
